Flipping Houses: Michael began flipping single-family houses in 2005. From my first direct mail campaign, He purchased two properties that he rehabbed and sold for a $110,000 profit. After doing a few more deals, he took a couple years off from rehabbing and resumed again in 2009. From 2010 to 2012 he rehabbed 24 properties, financed by loans from private individuals. His team consists of a strong listing agent, quality contractor and stellar assistant that allows him to focus on finding more deals.
Commercial Real Estate: He is a part-owner in a 180 unit apartment building in Beaumont, TX. In September 2011 he purchased his first building, a 12-unit building in NE Washington, DC, syndicated with 5 investors. We purchased the building for $475K and once the rents are brought to market-levels the building should be worth $900K+ in about 3 years. He may re-finance and return the investor’s principal while they continue enjoying cash flow. Michaels’s 5 year goal is to own 200 apartment units.
Teaching: One of Michael’s passions is to teach people financial literacy so that they can achieve financial independence to live more fulfilled lives sooner. Michael has taught adult education classes about building multiple streams of passive income. Michael is also head up the Good Sense financial counseling ministry at my church and enjoys writing and teaching others how to buy apartment buildings.
